Gather what buyers will ask for
- Septic records from Gilmer County Environmental Health, plus any pump-out or repair receipts.
- A recent well water test, if the cabin is on a well.
- Any road maintenance agreement, and who to call about the road.
- Your association’s current rules and a dues statement, if there is one.
- Utility, internet and insurance costs for the past year.
If the cabin is a rental
Gilmer County short-term rental host licenses are non-transferable, so a buyer of an existing rental cabin must get a new license. (Gilmer County Code, Chapter 45, checked 2026-10-16)
Be clear in the listing that the buyer will need a new license, and decide with your agent how future bookings will be handled at closing. Buyers who discover that late tend to renegotiate.
