What the resort is
Coosawattee River Resort describes itself as spread across 5,500 acres. It is run by Coosawattee River Resort Association, Inc., which is professionally managed by Access Management. The office is at 634 Beaver Lake Drive, Ellijay. (Coosawattee River Resort Association, checked 2026-10-16)
It is the single biggest “cabin country” in Gilmer County, and it buys differently from everything around it. Outside the gate, the county sets the rules. Inside it, the association adds its own on top.
Amenities owners get
The resort's official site lists these amenities: Beaver Lake Fishing Pond, Canoe Park, East Park, Fireplace Room, Fish Trap Park, Foxhound Pool, Ogden RV Park, Recreation Center, Riverside Pool Center, North Park and Water Tower Conference Center. (Coosawattee River Resort Association, checked 2026-10-16)
The gate and your guests
Coosawattee River Resort is gated. Owners register guests for gate entry through DwellingLive, and the association lists a Central Security line at 706-640-4032. Its Rules and Regulations (revised June 9, 2026) include an article on gate regulations and ID cards. (Coosawattee River Resort Association, checked 2026-10-16)
Plan for it: friends visiting for the weekend, a contractor, a showing agent. Each needs to be registered before they arrive.
Renting a resort cabin
Coosawattee River Resort requires every owner who rents to guests to register for its cabin rental program, and enrollment is free. The association charges an administration fee each time a new rental, lease or contract for deed starts, for both short-term and long-term arrangements. The fee amounts are set by the board and available from the CRRA office. The fine for not submitting the required rental fee is $500 per occurrence, and renters must renew their ID cards every six months to use the amenities. Renting inside the resort means two sets of paperwork: the association’s rental program and the county’s short-term rental license, which does not transfer from the seller. See the county rental rules.
Dues: ask before you offer
The association’s public pages do not list annual dues or assessments. Ask the CRRA office for the current figure, any special assessments and the transfer or administration fees on a sale, and put the answer in writing before your due-diligence period ends.
Three questions for the CRRA office: What are this lot’s current annual dues and any pending assessments? What fees apply when the cabin changes hands? Are there open violations on this address?
Before you buy here
- Read the current Rules and Regulations from the association site; they include building, gate and rental articles.
- Run the cabin through the due-diligence checker with “owners’ association: yes.”
- Ask how the road to the lot is maintained and whether it is steep or gravel.
- Look up the address on FEMA’s map if the lot is near the river: how to check flood zones.

Its own site describes it as spread across 5,500 acres, run by Coosawattee River Resort Association, Inc. with professional management.

Can I build a new cabin or add on inside Coosawattee River Resort?
Yes, through the Architectural Review Committee. The resort’s rules require a driveway and land-disturbance ARC permit and a passed pre-driveway inspection before construction plans, and an as-built survey by a licensed surveyor for projects with setbacks.
What happens if Coosawattee River Resort dues go unpaid on a cabin?
Gate access devices are deactivated for every lot the owner holds, and unpaid violation assessments become liens the association may foreclose. Ask the association to confirm dues are current before you close.
Rules and fees change. Every rule on this page links to the office that sets it; confirm with that office before you rely on it.
