Find the right cabin in Ellijay, Georgia.

Ellijay is where the Ellijay and Cartecay rivers meet to become the Coosawattee. Gilmer County’s cabins sit along those rivers, inside a gated river resort, near Carters Lake, in two small cities and up on the ridges. This guide sorts that cabin country, explains the county rules that decide a deal, and shows current Gold Peach Realty listings.

Where the rivers meet

Six kinds of cabin country, one county.

Gilmer County is not one cabin market. A gated river resort, open river corridors, two small cities, a Corps lake, a highway corridor north and the high ridges each buy differently.

USGS records place the mouths of the Ellijay River and the Cartecay River, and the source of the Coosawattee River, at the same point in the City of Ellijay. That is where the two rivers join to form the Coosawattee. Downstream, the Coosawattee is impounded by Carters Dam, which forms Carters Lake. (USGS place names (GNIS), checked 2026-10-16)

Gated river community

Coosawattee River Resort

A gated association community its own site describes as spread across 5,500 acres, with pools, parks and a canoe park on the Coosawattee.

  • Gated
  • Owners’ association
  • Pools and parks
  • River access

Trade-off: Association rules, gate registration and dues that are not published online; renting means enrolling in the association’s rental program.

River frontage

Cartecay & Ellijay river corridors

The two rivers that meet in town. The Cartecay comes in from the east-southeast and the Ellijay River from the north.

  • River frontage
  • Mostly no association
  • Flood-map homework

Trade-off: Low riverside ground can sit in a FEMA flood zone, and many river parcels are reached by private roads.

City limits

In town: Ellijay & East Ellijay

The two small cities: 1,862 people in Ellijay and 650 in East Ellijay at the 2020 Census. Groceries, the square and the courthouse are close.

  • Walk to the square
  • City rules apply
  • Smaller lots

Trade-off: The county’s rental chapter does not cover city parcels, and we found no published city rental rules: ask city hall first.

North toward Blue Ridge

Cherry Log & the GA 515 corridor

An unincorporated community north-northeast of Ellijay on the Zell Miller Mountain Parkway, with national forest nearby.

  • Unincorporated
  • Forest nearby
  • Highway access

Trade-off: Farther from Ellijay’s downtown, and a quiet cabin road can still be a private one.

Corps of Engineers lake

The Carters Lake side

A U.S. Army Corps of Engineers lake on the Coosawattee, with 62.7 shoreline miles at full power pool.

  • Lake nearby
  • Public shoreline
  • No private docks

Trade-off: The shoreline is Corps land: the Corps said in 2009 there are no private docks or development on it. Buy for the lake nearby, not a dock.

High ground

Mountain-view lots

Ridge and hillside cabins across the county, with Cohutta Wilderness trailheads and national forest land on the high ground.

  • Long views
  • Steeper drives
  • Winter planning

Trade-off: The view usually comes with a steep drive. Check who maintains the road and how it handles ice.

Which Ellijay area fits you?

Five questions. We score six kinds of Gilmer County cabin country against your answers and show you the best three, with the trade-off for each.

1 / 5 What draws you to a cabin here?
2 / 5 How far from downtown Ellijay is fine?
3 / 5 What road are you happy to drive home on?
4 / 5 How do you feel about an owners’ association?
5 / 5 How will you use it?

Scores are our editorial reading of each area’s character, explained in each area guide. Every parcel is different, so check the one you like with the due-diligence checker.

01

Rental license

The seller’s license does not come with the cabin.

Gilmer County short-term rental host licenses are non-transferable, so a buyer of an existing rental cabin must get a new license.

02

Septic

Ask Environmental Health for the records.

North Georgia Health District says septic drawings and records are not publicly accessible online, but its county Environmental Health offices keep them and usually respond to requests within one to two business days. If a record is on file, it should show the type of system.

Well

Test the water before closing.

The UGA Extension Gilmer County office (28 Southside Church St., Ellijay, 706-635-4426) offers well water tests. Buyers pick up a kit at the office before sampling. Tests include a Home Loan Closing Test for home purchases or refinances, which the office notes USDA and VA loans require.

04

Road

A private road needs a maintenance agreement to rent.

If a short-term rental is reached only by a road that crosses private property and is not maintained by the county, Chapter 45 requires the owner to attest to having a maintenance agreement with the road's owner or owners.

05

Occupancy

Bedrooms on paper set the guest count.

Chapter 45 sets maximum occupancy at two people per bedroom (sleep area) plus two. It defines a bedroom by what building permit, environmental health, tax assessor or site-inspection records show. Guest vehicles may be parked only in the driveway or garage, not on public or private road rights-of-way or grassy areas. Quiet hours are 10 p.m. to 8 a.m. Sunday evening through Friday morning, and 11 p.m. to 8 a.m. Friday evening through Sunday morning.
