Decision tool 1
Which Ellijay area fits you?
Five questions. We score six kinds of Gilmer County cabin country against your answers and show you the best three, with the trade-off for each.
The map behind the finder
The finder rests on one piece of geography: the Ellijay River and the Cartecay River join in town to form the Coosawattee, which runs west to Carters Lake. The schematic below shows where each kind of cabin country sits relative to that.
- In town — the two cities, where the rivers meet
- Cartecay corridor — river parcels east-southeast of town
- Ellijay River corridor — river parcels north of town
- Coosawattee River Resort — the gated resort downstream
- Carters Lake — the Corps lake to the west
- Cherry Log — north-northeast on GA 515
- High ground — ridge and view lots across the county
All six areas
01Gated river community
Coosawattee River Resort
A gated association community its own site describes as spread across 5,500 acres, with pools, parks and a canoe park on the Coosawattee.
- Gated
- Owners’ association
- Pools and parks
- River access
Trade-off: Association rules, gate registration and dues that are not published online; renting means enrolling in the association’s rental program.

02River frontage
Cartecay & Ellijay river corridors
The two rivers that meet in town. The Cartecay comes in from the east-southeast and the Ellijay River from the north.
- River frontage
- Mostly no association
- Flood-map homework
Trade-off: Low riverside ground can sit in a FEMA flood zone, and many river parcels are reached by private roads.

03City limits
In town: Ellijay & East Ellijay
The two small cities: 1,862 people in Ellijay and 650 in East Ellijay at the 2020 Census. Groceries, the square and the courthouse are close.
- Walk to the square
- City rules apply
- Smaller lots
Trade-off: The county’s rental chapter does not cover city parcels, and we found no published city rental rules: ask city hall first.

04North toward Blue Ridge
Cherry Log & the GA 515 corridor
An unincorporated community north-northeast of Ellijay on the Zell Miller Mountain Parkway, with national forest nearby.
- Unincorporated
- Forest nearby
- Highway access
Trade-off: Farther from Ellijay’s downtown, and a quiet cabin road can still be a private one.

05Corps of Engineers lake
The Carters Lake side
A U.S. Army Corps of Engineers lake on the Coosawattee, with 62.7 shoreline miles at full power pool.
- Lake nearby
- Public shoreline
- No private docks
Trade-off: The shoreline is Corps land: the Corps said in 2009 there are no private docks or development on it. Buy for the lake nearby, not a dock.

06High ground
Mountain-view lots
Ridge and hillside cabins across the county, with Cohutta Wilderness trailheads and national forest land on the high ground.
- Long views
- Steeper drives
- Winter planning
Trade-off: The view usually comes with a steep drive. Check who maintains the road and how it handles ice.
Read the mountain-view guideHow we score
Each area gets 0 to 3 points for each answer, based on the character described in its guide: a gated association scores high for “I want the amenities” and zero for “no association,” a ridge lot scores zero for “paved to the door.” What draws you and how you will use the cabin count a little more than the other three questions. The result is a starting point. Any one parcel can break the pattern, so check the actual cabin with the due-diligence checker.
