Cabin Roads and Winter Access in Gilmer County

The short answer

Gilmer County maintains nearly 500 miles of county roads and posts a list of them; a road that is not on the list is private, and someone else maintains it, or no one does. Before you buy a mountain cabin, confirm the road’s status, get any maintenance agreement in writing, and drive the last stretch yourself, ideally after rain. Rentals on private roads need an agreement on file.

County road or private road?

The Gilmer County Road Department (117 Brett Dickey Memorial Drive, Ellijay, 706-635-4589) maintains nearly 500 miles of county roads. The county website posts a list of roads in Gilmer County under 'County Road Right of Way Data'. (Gilmer County, checked 2026-10-16)

Check the road name against the county list, then confirm with the road department if you are unsure. A county road is graded and repaired by the county. A private road is up to its owners.

If it is private

  • Ask the seller who maintains it and how costs are shared.
  • Ask for any written maintenance agreement or road association documents, and have your closing attorney review them.
  • Ask the neighbors. They will know how the road holds up.

If a short-term rental is reached only by a road that crosses private property and is not maintained by the county, Chapter 45 requires the owner to attest to having a maintenance agreement with the road's owner or owners. (Gilmer County Code, Chapter 45, checked 2026-10-16)

Steep drives and winter

We do not publish snowfall or ice statistics here because we have not found an official local source for them. What you can check yourself is more useful anyway: the grade of the last few hundred feet, whether it faces north and stays shaded, whether the gravel washes out, and whether a heavy truck can turn around at the top.

Parking for guests

Chapter 45 sets maximum occupancy at two people per bedroom (sleep area) plus two. It defines a bedroom by what building permit, environmental health, tax assessor or site-inspection records show. Guest vehicles may be parked only in the driveway or garage, not on public or private road rights-of-way or grassy areas. Quiet hours are 10 p.m. to 8 a.m. Sunday evening through Friday morning, and 11 p.m. to 8 a.m. Friday evening through Sunday morning. (Gilmer County Code, Chapter 45, checked 2026-10-16)

Who plows the road to a cabin in a Georgia winter?

Georgia DOT treats interstates and state routes and does not clear local or subdivision roads. County crews handle county roads; anything off those lists is private and maintained by the owners who use it.
