Septic and Wells: Buying a Cabin in Gilmer County

The short answer

Most Gilmer County cabins use a septic system and many use a private well. Septic permits and records come from Gilmer County Environmental Health, part of the North Georgia Health District; records are not online, but the office usually answers within one to two business days. Well tests come from the UGA Extension office in Ellijay, including a test meant for home purchases.

Septic: who handles it

Septic (on-site sewage) permits in Gilmer County are handled by Gilmer County Environmental Health, part of the North Georgia Health District, at 1 Broad Street, Suite 003, Ellijay (706-635-6050). A permit is required before installing any on-site sewage system, including new systems, additions, modifications and repairs. (North Georgia Health District, checked 2026-10-16)

Getting the records

North Georgia Health District says septic drawings and records are not publicly accessible online, but its county Environmental Health offices keep them and usually respond to requests within one to two business days. If a record is on file, it should show the type of system. (North Georgia Health District, checked 2026-10-16)

  1. Ask the seller or listing agent for the address and parcel number.
  2. Contact Gilmer County Environmental Health and request the septic records for that address.
  3. Compare the permit to the cabin as it stands today: has it gained bedrooms, a bathroom or an addition since?
  4. Book a septic inspection and pump-out during due diligence if the records are thin or old.

Bedrooms and septic

We found no state or health-district rule that a home’s bedroom count must match its septic permit. For rentals, though, the county already uses environmental-health records to decide what counts as a bedroom, and a pending amendment would go further.

Chapter 45 sets maximum occupancy at two people per bedroom (sleep area) plus two. It defines a bedroom by what building permit, environmental health, tax assessor or site-inspection records show. Guest vehicles may be parked only in the driveway or garage, not on public or private road rights-of-way or grassy areas. Quiet hours are 10 p.m. to 8 a.m. Sunday evening through Friday morning, and 11 p.m. to 8 a.m. Friday evening through Sunday morning. (Gilmer County Code, Chapter 45, checked 2026-10-16)

A proposed amendment to Chapter 45 dated October 8, 2026 was announced for a public hearing on October 14, 2026. As drafted, it would give new owners a 30-day grace period to license and would use the septic permit to set the bedroom count, with a four-guest default where no septic permit is on file. It is a proposal, not law, until the Board of Commissioners adopts it. (Gilmer County proposed amendment, checked 2026-10-16)

Wells: test before you close

The UGA Extension Gilmer County office (28 Southside Church St., Ellijay, 706-635-4426) offers well water tests. Buyers pick up a kit at the office before sampling. Tests include a Home Loan Closing Test for home purchases or refinances, which the office notes USDA and VA loans require. (UGA Extension, Gilmer County, checked 2026-10-16)

Georgia DPH recommends a bacterial test of private well water every year and a chemical screening (W33C analysis, which includes arsenic and lead) every three years. It says the chemical test is available through local UGA Extension offices. (Georgia DPH, checked 2026-10-16)
